Buildings that change ownership are generally subject to a Surveyors' report in one form or another, particularly for mortgage purposes. Surveyors' reports are often also required for re-mortgage/re-financing purposes.

Sometimes a Surveyor will recommend that a Structural Report is required or that a Chartered Structural Engineer is engaged to comment upon a particular area relating to structural matters that they have observed.

We can arrange for full Building and Structural Survey Reports which can also be customised to include specialists reports for drainage, wall ties, electrical and gas installations. Everything is pulled together into once coherent report.

Other small enquires have included the stability of boundary walls, alignments of extensions adjacent to the site boundary, stability of roof structures, wall tie issues, cracking in bay windows, cracking over lintels and comments on previously strengthening floors.

Other than your contact details, it may also be useful for us to receive a copy of the Surveyor's Report, this can be faxed to us in advance of our site attendance or provided at the time of our meeting.

Charges depend on our involvement. To carry out a small structural survey on a standard circa 1900's masonry semi/terrace in the Southampton postcode area, typical fees may be as follows:

Walk around survey - verbal comments to you: £150 + VAT [no report provided]

Limited Visual Inspection report on isolated parts of the building: £300 + VAT

Limited Visual Inspection report on the building generally £400 + VAT
