We carry out structural surveys, inspections and appraisals of properties for buyers or vendors. Observations and reports can be undertaken for the whole property, or a part of it where there are tell-tale signs of issues or movement.
If required we can use our specialist endoscope that can view within enclosed spaces through a small pilot hole. Observations can be recorded as individual images or movies.
Fees depend on our involvement. To carry out a structural survey on a standard circa 1900's masonry semi/terrace, typical fees may be as follows [using the Governments new 20% VAT]:

: This can cover the stability of boundary walls,
stability
of roof structures and roof spread, wall tie issues, cracking in bay windows, cracking over lintels and comments on springy and deflected floors.
Typically from £285 + VAT [£342 inc]
: This is a general structural report on the building where there are several issues to observe and report on; for example where there are queries on roof spread and cracking in and around the building.

We aim to visit the property within 2-3 working days of an instruction and our Chartered Structural Engineers will typically spend 1-3 hours on site appraising the structural integrity of the entire property or specific problem area. A short report is then compiled and copies are usually emailed as PDF files, together with paper copies in the post, in a further 3-5 working days, subject to the complexity of the report.
We'd like to read the Surveyor's/Valuation Report, if you have a copy, this can be faxed to us in advance of our site attendance or provided at the time of our meeting.

Buildings that change ownership are generally
subject to a Surveyors' or Valuation report in one form or another, particularly for mortgage purposes. These reports are often also required for re-mortgage/re-financing purposes.
Sometimes a Surveyor will recommend that a Structural Report
is required or that a Chartered Structural Engineer is engaged to comment upon a particular area relating to structural matters that they have observed.
We can arrange for full Building and Structural Survey Reports which can also be customised to include specialists reports for drainage, wall ties, electrical and gas installations. Everything is pulled together into one coherent report.
